First Consultation & Understanding Client’s Need
A free telephonic or in-person consultation to talk about the finance need, existing economic status of the client, and what are the mortgage potentials.
Collection of Documents & Review
The essential documents are collected and reviewed thoroughly to proceed with the case. It helps avoid any delays later when the case is in approval phase.
Submission to the Bank & Supporting Documents
We submit the case to the bank and work on issuing a pre-approval (or final approval).
Bank Issues Pre-Approval
After the bank reviews the documents and goes through all the necessary checks and clarifications the pre-approval letter is issued with the maximum loan amount approved and maximum tenure and other conditions if required.
Identification of the Property
In this phase, applicant will identify the property and submit all the required property documents
Evaluation of the Property
The bank will allocate a property valuation company to appraise the property. The valuation team will physically access the property and submit their report.
Bank Issues Final Offer Letter
After receiving the evaluation report, the bank will issue the final offer letter for the client’s review and signature, we will review the offer letter with the client and make sure he understands what he is signing on.
Medical Test for Life Insurance
Some cases will require a medical test for life insurance, this is where the client will be requested to undergo various medical tests and is normally required by the insurance provider depending on the client’s health conditions and the loan amount requested.
NOC from Developer
one of the required documents from the seller is the “Developer’s NOC), the bank will request it from the seller to make sure that are no pending fees (i.e. service and maintenance fees) or dispute on the property and that the developer has no objection to transfer the property to the new buyer’s name.
Property Transfer at DLD
In this phase a bank representative, the seller and the buyer will meet to execute the transfer the ownership of the property and register the mortgage at the Land Department office. This can sometimes happen at the developer office.
Handover of Key & Documents
After the property transfer by the Land Department, the funds will be released by the bank to the seller and the buyer will receive the key and other documents.
